Landlords Information

All landlords need to adhere to certain requirements. Below are some guidelines:-

  • Energy Performance Certificate is a mandatory requirement: the prospective tenants must be informed of the energy efficiency rating of the property. EPCS from Blue Ocean
  • Gas Safety Certificate: all gas appliances, meters and pipework must be checked at least once a year by a qualified ‘Gas Safe’ registered gas engineer.
  • An Electrical Equipment Safety Certificate (EESC) is not currently a legal requirement. However, you will be legally liable if your tenant is put at risk because of faulty electrical goods.
  • The landlord needs to make sure the furniture and the furnishings comply with the Furniture and Furnishings (Fire & Safety) Regulations 1988 and the subsequent amendments to that act. We advise to have installed at least one smoke alarm on each floor of the property.
  • Blue Ocean collaborates with several engineers and assessors, therefore we can arrange for these certificates to be done at the landlord’s request.

The landlord should arrange for the following requirements as well:

  • The property must have a comprehensive landlord insurance policy to cover any risks in respect of contents and building
  • The landlord should obtain a written consent from the mortgage lender or lesser in regards to the letting of a mortgaged or leasehold property
  • The deposit collected from the tenant must be protected under a government scheme either by the landlord or by Blue Ocean if instructed. Blue Ocean are appointed to the scheme operated by Tenancy Deposit Solutions Limited.
  • A professional inventory of the contents and condition of the house should be organised before a tenant moves in and referred to at the end of the tenancy. The cost of the inventory and check in report will be supported by landlord and if instructed we will arrange them on your behalf. The tenants are responsible for paying for the check out report.
  • A landlord living abroad is responsible for obtaining from HM Revenue & Customs an exemption certificate issued to Blue Ocean, which it will exempt us from deducting tax before we can pay your rental income.
